Job Description

Our client is a market leader in the provision of security and maintenance services to empty properties. (mainly via an innovative solution of protection by occupation: Property Guardians) They now seek a Guardian Manager to join their team.

In this role you will have the opportunity to immerse yourself in the exciting and constantly evolving property industry and occupancy management business. This job will be focused on placing occupants (Guardians) into a portfolio of properties, so as to minimise voids and maximise property revenue.

What are they offering?

• Salary basic £26k – with uncapped commission + pension (£30K OTE year 1)
• 25 Days Holiday
• National and (international career opportunities)
• On going training and development opportunities
• An opportunity to join a growing industry within a market leader that is passionate about listening to occupants to make housing more simple, affordable and manageable

What are they asking for?

You will be passionate about customer service but will also be target driven: the role will be focused on recruiting new occupants for vacant properties: your skill at ensuring you place the right guardians will mean that you will ensure smooth communications and effective management of issues relating to properties.

You will enjoy the opportunity to build relationships with occupants, traveling to various properties across the region and work with a diverse range of professionals. Grasping the fact that margin is derived from full occupancy of newly acquired properties you will be motivated to quickly fill proper-ties and think ahead growing a relevant pipeline of possible guardians.

It goes without saying you are personable and have good interpersonal and persuasive skills and ambitious. You must have a full driving licence and be able to work under your own supervision.

Your relationship with the potential guardian starts when you are showing them potential properties- so you will need to be able to confidently sell the property comparing the affordability compared to the local market, the flexibility of the guardian concept and educating the potential guardian about the benefits of this model in a positive way.

You will be able to deal with obstacles in a friendly manner whilst quickly understanding the factors to focus on.

You do not need specific sector experience although knowledge within a customer service /sales function of any of the following sectors may be advantageous: Void Property, Property Manage-ment, Housing, Construction, Security, Facilities Management + Manned Guarding, Access Control, Flexible Office space may be advantageous.

Other backgrounds successful candidates have come from have been: recruitment, media sales, mobile phone retail, lettings agent, betting shop/turf accountant retail, rent to own retail.

This is a great opportunity to move into a more corporate environment and previous successful candidates have quickly moved into Property Management or Business Development role.
